The Challenge

High energy demands across a divided historic estate

Built in 1791, Seaham Hall is one of the finest 5-star Hotel and Spa facilities in the North East of England, boasting luxurious surroundings and the award-winning Serenity Spa. As a large hospitality site with multiple services, there are significantly high demands on heat and power to continuously provide for guests.

When Seaham Hall contacted TED for assistance with their sustainability and energy procurement, we identified a unique challenge: the site is essentially divided into two distinct buildings. The hotel and the spa each have their own utility infrastructure, individual in-coming mains electricity (MPANs), separate gas main connections, and distinct heating loads.

The task ahead required careful thought and planning to deliver a solution that met their high energy demands without disrupting the 5-star guest experience or the 1791 heritage aesthetic.

Our Solution

Dual bespoke CHP installations at zero capital cost

Following a full energy review, our partners at TED Generation calculated the feasibility of installing a Combined Heat and Power (CHP) system. Because the hotel and spa have separate utility infrastructures, this enabled TED to look at both sides on an individual basis with tailored proposals.

Based on half-hourly electrical grid data, we proposed and installed a 100KW CHP unit at the hotel and a second 100KW CHP unit at the spa. To comply with the strict aesthetic requirements of the 5-star historic surroundings, we designed two bespoke enclosures. TED Generation covered the full capital cost of the installation, enclosures, and ongoing maintenance through the life of the agreement.

The Results

Delivering over £452,000 in savings and 350 tonnes of CO₂ reduction.
